Market Valuations

A market valuation, otherwise known as an RICS Property Valuation, is an estimate of a property’s true value in the current market. Marlbrooks’s RICS Registered Valuers perform an inspection of the entire property while adhering to strict guidelines to calculate an accurate figure.

These valuation reports briefly detail a property’s overall condition and describe its size and location. Unlike an RICS Home Survey Level 2 or Level 3 report, Valuation reports do not explain defects or provide a cost estimate for any required repairs.

Retrospective Valuations

Sometimes it may be essential to determine the opinion of the value of a property at a specific historical date based on market conditions and comparable evidence that reflect those available at the requested retrospective valuation date. There can be many reasons why a client may require a retrospective valuation, including Inheritance Tax/Probate, Capital Gains Tax and Right to Buy.
